Muhurtha Chapter 12: House Building — Electional Astrology Modern Guide
A chapter-by-chapter modern English guide to B.V. Raman's classic work on selecting auspicious times for important life events.
Chapter 12 of 18 · Topics: Foundation laying, Vastu Purusha, digging wells, fixing door-frames, entering new houses (Griha Pravesam), buying land, repairing and dismantling buildings
A house is more than bricks, mortar, and engineering calculations. It is a living structure that absorbs the energies present at the moment of its creation and radiates those energies back to its occupants for decades or even centuries. B.V. Raman devotes Chapter 12 of his classic Muhurtha or Electional Astrology to the subject of Vastu Shastra as it intersects with electional astrology -- the art and science of choosing the right moment for every stage of building a home.
This is arguably one of the most practically important chapters in the entire book. While many Muhurtha topics deal with occasional life events, house building involves enormous financial investment, years of planning, and -- crucially -- a structure that the owner and family will inhabit day after day for years. The consequences of poor timing, Raman argues, are not abstract: they manifest as unexplained unhappiness, frequent repairs, financial drain, accidents, and an indefinable lack of "charm" that no amount of interior decoration can fix.
"The instinct to possess a house is to be found not only in man, the acme of creation, but throughout the animal kingdom. The cells of bee's honey-comb are models of economy and mathematical skill while the ant-hills are noted for their strength."
This chapter covers four distinct stages of construction -- laying the foundation, digging wells, fixing door-frames, and entering the new house -- plus guidance on buying land, buying existing houses, repairing, dismantling, and moving. Each stage has its own astrological requirements, and Raman treats each with detailed specificity.
1. Why Timing Matters for Buildings
Raman begins the chapter with a philosophical argument that bridges the worlds of engineering and astrology. He acknowledges that many buildings are constructed with the best engineering skill, the finest materials, and enormous expense -- yet they still fail. Some crash soon after completion. Some bring misery to their owners. Some stand for centuries while neighbouring structures crumble. The difference, he argues, cannot be explained by engineering alone.
"Every object in nature has the power of radiating cosmic force in some form or other. The materials collected for building a structure and the commencement of the structure itself involve the influx and interaction of a series of such invisible forces that the time selected should be capable of exerting forces harmonious to such invisible radiations."
The logic runs as follows: building materials -- stone, wood, metal, clay -- are themselves products of nature and carry inherent vibrational qualities. When these materials are assembled, they interact with one another and with the cosmic forces present at the moment of assembly. If the planetary configuration at the time of commencement is harmonious, the forces of cohesion, adhesion, and chemical combination are strengthened. If the configuration is inharmonious, those forces are weakened, and the building -- no matter how expertly engineered -- will suffer.
Raman makes a striking observation about modern secular culture that remains relevant today: even in societies that publicly dismiss astrology, the practice of inviting a "lucky" dignitary to lay a foundation stone persists. Why ask a king, governor, or president to ceremonially dig a bit of earth or place a stone -- a task that belongs to the ordinary labourer -- unless there is an implicit recognition that the magnetism and fortune of the person performing the act matters?
"The animal magnetism of the principal man has much to do with the prosperity of the edifice... It is not astrology and sheer superstition when a lucky king or governor or president is asked to open an institution, to lay the foundation-stone for large buildings, and dig but a bit of earth for the success of the undertaking?"
The Four Stages of House Building
Raman identifies four critical stages in the construction of a house, each requiring its own astrological election:
- Laying the Foundation -- the most important stage, setting the energetic blueprint for the entire structure
- Digging the Well -- securing a perpetual supply of clean, healthy water
- Fixing the Door-Frames -- the doors attract and channel electric and magnetic forces from the atmosphere
- Entry into the New House (Griha Pravesam) -- the moment the family first occupies the house, imprinting it with their energy
Of these four, Raman considers the first (foundation) and the last (entry) to be the most important and significant.
2. Laying the Foundation — Vastu Purusha and Cosmic Orientation
The Vastu Purusha Concept
Just as Kalapurusha personifies Time in Vedic astrology, Vastu Purusha personifies the House. This cosmic being is said to lie sleeping on his left side, and his orientation changes with the seasons. The direction of his head determines which part of the building site should be avoided:
| Season (Lunar Months) | Approximate Period | Head Direction |
|---|---|---|
| Bhadrapada, Aswayuja, Kartika | August to October | East |
| Margasira, Pushya, Magha | November to February | South |
| Phalguna, Chaitra, Vaisakha | February to May | West |
| Jyeshta, Ashadha, Sravana | May to August | North |
The rule is straightforward: do not build on the ground covered by the Vastu Purusha's head (fatal to the father), legs (harmful to the wife), hands (dangerous to children), or back (causes fear of thieves). The most auspicious section is the ground covered by his stomach, which gives rise to plenty and prosperity.
Favourable Lunar Months
Seven lunar months are explicitly prohibited for commencing house construction:
| Prohibited Month | Negative Signification |
|---|---|
| Jyeshta | Death |
| Ashadha | Destruction |
| Bhadrapada | Disease |
| Aswayuja | Quarrels and misunderstandings |
| Margasira | Loss of wealth |
| Pushya | Incendiarism (fire) |
| Phalguna | Physical danger |
The recommended months are Chaitra, Vaisakha, Sravana, Kartika, and Magha . The Sun should occupy fixed signs (Taurus, Leo, Scorpio, Aquarius) or at least movable signs (Aries, Cancer, Libra, Capricorn), but construction should never begin when the Sun is in common (dual) signs (Gemini, Virgo, Sagittarius, Pisces).
Constellations, Tithis, and Weekdays
| Factor | Best | Middling | Avoid |
|---|---|---|---|
| Constellations | Rohini, Mrigasira, Chitta, Hasta, Jyeshta, Uttara, Uttarashadha, Sravana | Swati, Pushya, Anuradha, Aswini, Satabhisha, Uttarabhadra, Revati | Remaining 12 asterisms |
| Tithis (Lunar Days) | All odd tithis except 9th; 2nd, 6th, 10th | -- | 9th; remaining even tithis |
| Weekdays | Monday, Wednesday, Thursday, Friday | Sunday (if otherwise very auspicious) | Saturday (frequent thefts); Tuesday |
| Rising Sign | Fixed signs | Common signs with strong benefics | Movable signs |
The Lagna (ascendant) at the time of laying the foundation should be fortified by placing malefics in the 3rd, 6th, and 11th houses and benefics in kendras (angles) and trines. The 8th house must be vacant and free from malefic aspects.
Special Combinations for Long-Lasting Prosperity
Raman lists several specific planetary configurations that ancient writers considered highly propitious:
- Foundation in Cancer, superstructure in Gemini or Virgo, roofing in Taurus or Libra -- the house becomes fire-proof.
- Jupiter or Venus in Lagna, Sun exactly on the meridian or western horizon -- the house lasts at least 100 years.
- Moon in the 10th, Jupiter in the 4th, Mars and Saturn in the 11th -- the house remains undestroyed for at least 80 years.
- Jupiter in Lagna, Mercury in the 7th, Saturn in the 3rd, Sun and Venus in the 6th -- stands for a century.
- Mercury in Lagna, Jupiter in the 7th, Moon in the 10th -- similar stability.
"A house built when Jupiter or Venus is in Lagna, and the Sun exactly on the meridian or at the western horizon, is supposed to last for at least one hundred years."
Varahamihira, the great 6th-century astrologer, adds that after finishing the puja (worship ceremony), the first foundation stone should be laid on the north-eastern corner of the site.
Rajayoga for Construction
A particularly powerful combination: Jupiter in conjunction with any of the constellations Rohini, Mrigasira, Aslesha, Uttara, Poorvashadha, Uttarashadha, Sravana, or Uttarabhadra, on a Thursday. This forms what is known as Rajayoga and is considered extremely fortunate for starting construction.
3. Fixing Door-Frames and Digging Wells
The Significance of Door-Frames
Raman notes that even the most outspoken modern sceptic of astrology will often quietly consult an astrologer for the timing of fixing door-frames. The reason, he explains, is that door-frames have a peculiar property of attracting electric and magnetic forces from the atmosphere. When fixed at auspicious times, the doors channel the maximum beneficial influence into the home.
"Even today the so-called educated man publicly scoffing at astrology stealthily consults an astrologer in private, and gets an auspicious time for fixing door-frames."
The rules for fixing door-frames are:
- The rising sign must be a fixed sign (Taurus, Leo, Scorpio, Aquarius).
- Best constellations: Rohini, Mrigasira, Uttara, Chitta, Anuradha, Uttarashadha, Uttarabhadra, Revati.
- Doors may be furnished on Wednesday or Friday , with a beneficial lunar day, a common sign, and constellations such as Aswini, Pushya, Hasta, Rohini, Uttara, Uttarashadha, or Uttarabhadra.
Digging Wells
The purpose of sinking a well is to secure a perpetual supply of clean, healthy drinking water. Raman references Varahamihira's remarkable system of water divination -- determining the presence of underground water by observing the type of vegetation growing on the surface. For example, the presence of a Vetasa (Calamus viminalis) plant in a waterless area indicates that water can be found by digging 3 cubits to the west, about 3.5 feet below the surface.
| Factor | Recommendation |
|---|---|
| Best Constellations | Revati, Uttarabhadra, Hasta, Anuradha, Makha, Sravana, Rohini, Pushyami |
| Rising Sign | Pisces, Cancer, or Capricorn (watery signs) |
| Signs to Avoid | Aquarius and Taurus (will not give good supply) |
| Planetary Placement | Venus and Moon in kendras (quadrants) |
| Avoid | Digging in the sign occupied by the Sun (hard rock, delay) |
| Best Water Indicator | Moon or Venus in a quadrant identical with a full watery sign |
The principle is elegant: Venus and the Moon are watery planets, and Cancer, Capricorn, and Pisces are full watery signs. When the watery planets occupy watery signs in angular houses, an abundant supply of sweet water is indicated.
4. Entering a New House — Griha Pravesam
The moment a family first enters and occupies a new house is charged with enormous significance. The local magnetic and electrical currents at the time of entry, Raman explains, leave far-reaching influences -- for good or bad -- on the family members. This is not mythology or superstition; it is the recognition that all human actions generate electrical currents that interact with the environment.
"Vastu refers to the form of construction of the house, and the energies or forces called into existence by the arrangements made and the materials used in the construction. The subtle chemical results, effected by the conjunction of various materials, though not seen by the naked eye, are still there and any evil tendencies they may have, to produce danger, disease, or death to the occupants, must be very sensibly and dexterously neutralised or counteracted."
The Concept of Bhootabali
Raman explains a profound concept: before a house was built, the plot of land was already home to the forces of earth, fire, water, sky, and air -- the Maha-Bhootas . When a new structure and its inhabitants arrive, a second set of forces enters the picture. If the first set of energies is inimical to the second, the occupants will suffer. Bhootabali refers to the special sacrifices and rituals performed to appease and harmonise these pre-existing forces before the family enters the house.
Rules for Griha Pravesam
New houses should be entered when the Sun is in Uttarayana (the northward journey, roughly January to June) and when Jupiter and Venus are strongly disposed.
| Factor | Best | Middling | Avoid |
|---|---|---|---|
| Lunar Months | Vaisakha, Jyeshta, Magha, Phalguna | Kartika, Margasira | Others |
| Lunar Days | 1st of dark fortnight; 2nd, 3rd, 5th, 7th, 10th, 11th, 13th of bright half | -- | Riktha tithis |
| Constellations | Rohini, Mrigasira, Uttarashadha, Chitta, Uttarabhadra | Anuradha, Revati | All others |
| Weekdays | Monday, Wednesday, Thursday, Friday | Saturday (some writers approve) | Tuesday, Sunday |
| Rising Sign | Fixed signs | Common signs | Movable signs (unless Navamsa Lagna is Taurus) |
Additional rules: the 8th house from the Lagna must be vacant. Malefics should occupy Upachayas (3, 6, 10, 11), benefics should fortify quadrants, and the Moon must be strongly disposed. The rising sign should preferably be owned by Jupiter or Venus.
A special blessing: performing Griha Pravesam in one's own Janma Rasi (birth sign), Janma Nakshatra (birth constellation), or Janma Lagna (birth ascendant) produces highly beneficial results.
Important restriction: Griha Pravesam should not be performed when the wife is in advanced pregnancy (above 6 months).
5. Buying Land and Houses
Buying Land for Buildings
The best constellations for purchasing land are: Aswini, Rohini, Mrigasira, Punarvasu, Pushyami, Uttara, Hasta, Swati, Anuradha, Uttarashadha, Sravana, Dhanishta, Satabhisha, and Uttarabhadra. Riktha tithis (4th, 9th, 14th) must be avoided. Monday, Wednesday, Thursday, and Saturday are good weekdays.
At the time of final negotiations, a fixed sign should preferably be rising, Jupiter should occupy a kendra or trikona, Mars should be in the 11th house (but not in Lagna), and the lords of Lagna and the 7th should be harmoniously disposed. The 11th lord should not be in the 12th house.
For taking possession of the land, the Lagna and Navamsa should be occupied by the Sun and Ketu. When these planets are together in Lagna or Navamsa, the land is supposed to remain with the purchaser permanently.
Buying Houses
Nanda tithis (1st, 6th, 11th) are favourable. New and old houses can be purchased on Thursdays and Fridays. Best constellations: Mrigasira, Aslesha, Makha, Pubba, Visakha, Moola, Punarvasu, and Revati. Best signs: Taurus, Gemini, Leo, Libra, and Scorpio. Malefics should be avoided in the 7th house, and Mars should not be in Lagna.
6. Repairs, Dismantling, and Moving
Repairing Houses
Never commence repairs on Tuesdays. The best days are:
- Friday when Lagna is Taurus or Libra
- Monday when Cancer is rising
- Wednesday and Thursday are also suitable
The Lagna must be occupied by a benefic, and the Moon should be in an aquatic sign. Walls can be whitewashed on Monday, Wednesday, Thursday, and Friday. Inauspicious lunar days and fiery constellations should be avoided.
A critical warning: no repairs should be started under the constellations of Krittika, Makha, Pushyami, Pubba, Hasta, Moola, or Revati when Mars is transiting these constellations.
Dismantling Buildings
When pulling down a house, the operation should be done on a day ruled by a fiery constellation, preferably when the rising sign is movable. The Moon should be waning. Mars should be in an Upachaya. Avoid Thursdays and the 8th, 9th, and 30th lunar days.
Removing to Another House
Moving can be done when the usual Tarabala and Chandrabala are present. One's birth constellation is propitious. Monday, Wednesday, Thursday, and Friday are favourable; Saturday, Sunday, and Tuesday should be rejected. Riktha tithis should be avoided.
If the house is taken for a purpose other than residential, the relevant bhava (house) should be strengthened. For example, if the house is for investment purposes, the 11th house should be strongly disposed.
"The most ideal combination either for laying the foundation or for entering houses or for buying and selling property is a Thursday identical with the presence of Jupiter in the following constellations: Rohini, Mrigasira, Aslesha, Uttara, Poorvashadha, Uttarashadha, Sravana and Uttarabhadra."
7. Modern Applications — Real Estate and Construction Today
The principles in this chapter remain remarkably applicable to modern real estate transactions and construction projects. Consider the following parallels:
- Signing a purchase agreement: This is the modern equivalent of "buying land." The rules for favourable constellations, tithis, and weekdays apply directly to the moment you sign the final contract.
- Breaking ground on a construction project: Whether you are building a single-family home or a commercial building, the foundation-laying rules apply. The Vastu Purusha orientation, favourable months, and special planetary combinations should all be considered.
- Closing on a house: Buying an existing house follows the rules Raman lays out for "Buying Houses." Avoid malefics in the 7th, avoid Mars in Lagna, and prefer Nanda tithis.
- Moving day: The rules for "Removing to Another House" apply to every move, whether across town or across the country. Check Tarabala and Chandrabala, prefer the recommended weekdays, and avoid Riktha tithis.
- Renovations: The repair rules apply to kitchen remodels, bathroom renovations, and any construction work on an existing home. Never start on a Tuesday, and be especially wary of Mars transiting the fiery constellations.
- Housewarming ceremonies: Griha Pravesam applies whether you call it a housewarming party or a formal Vedic ceremony. The moment the family first sleeps in the new house is the energetic imprint.
For those who cannot control the exact timing of every stage (as is common with modern construction schedules and real estate closing dates), Raman's hierarchy is helpful: prioritise the foundation laying and the house entry above all. If you can only elect one moment, make it the Griha Pravesam.
Key Takeaways
- Buildings are living structures that absorb and radiate the cosmic energies present at the moment of their creation. Good engineering alone cannot guarantee happiness or longevity.
- The Vastu Purusha changes orientation seasonally. Build on the stomach area (prosperity) and avoid the head, legs, hands, and back.
- Seven lunar months are prohibited for commencing construction (Jyeshta through Phalguna), while Chaitra, Vaisakha, Sravana, Kartika, and Magha are recommended.
- Fixed signs are best for the ascendant when laying foundations, fixing door-frames, and entering new houses. The 8th house must always be vacant.
- Specific planetary combinations can make a house last 80 to 100 years. Jupiter in Lagna with benefics in kendras is a recurring theme.
- Door-frames attract atmospheric forces. Their timing is critical and should involve a fixed rising sign and specific constellations.
- Griha Pravesam (house entry) is the second most important election after the foundation. Enter during Uttarayana with Jupiter and Venus strong. Performing it in one's Janma Rasi, Nakshatra, or Lagna is especially auspicious.
- For well-digging, use watery planets in watery signs. Venus and Moon in kendras, with Pisces, Cancer, or Capricorn rising, ensures a good water supply.
